Anybody know the Onion's old dox (and new, just so I can keep up with the party and check property records?) Apparently they offloaded the McMansion, and I'm curious to know how much of a loss they had to take for a quick sale, but lolcow are squeamish about sharing the Onion's addresses. We should archive them for public use here.

He was doing something outside yesterday on his property for a duration of the morning/afternoon. He was covered in an obscene amount of dirt so I wonder if he was in the backyard laying soil to try and cover up some of his mess, not that doing so would help.

I was actually kind of expecting that. He's been delaying the inspection so he gets the chance to clean everything up and get rid of evidence. All of the chopped down trees will be neatly stacked up by the house as "firewood", the lawn furniture and BBQs will be moved from the buffer zone back to up on the porch, and he will have dug out the fire pit and buried it with dirt so it doesn't show... not that doing so will help!
 
That's how we get shit done around here. Your neighbor has a buddy who works in construction who knows his boss who knows Shiela down at City Hall and can hook you up with a walk-in appointment instead of having to wait 6 months for your appointment. It's the good ol' boy network, but it works for a reason.

As for laying down more dirt, that's even worse. They can use that as evidence that he knew what he was doing is wrong and tried to cover it up.

Plus, as I found out, dirt isn't necessarily dirt. If he's moving shit around, he could be causing more damage.

His best bet would be to cooperate fully, get advice, and prepare to just work with the Federal, State, & County officials.

Otherwise they're going to use him like a fuck muppet.

Looking up Onision's property, it's less than an acre - 0.76 acres to be exact. His lot is 112w x 230 depth so the chances are that he fucked with the buffer and land next to his that doesn't belong to him. There may not be a house there, but that doesn't mean you're free to do as you please.

As cliche as it sounds, civility and kindness goes a long way. Especially if you have an HOA in your 'hood, which Onision does. HOA's can make your life a living hell, and I'd rather not deal with all that. I wonder if he did any research on this home at all prior to buying it, because its advertised as a "partially wooded lot in a quiet, peaceful neighborhood. Lake views and access. HOA monthly fee".

I don't know how it works everywhere, but when I bought my townhouse I had to meet with the HOA. They went over rules and stuff with me, I signed a few things, they told me what the quarterly HOA fee's I paid went towards, and that was that.

If you've ever seen some of his "comedy" videos on YT, he's loud. He's dressed in stupid garb, running around his property either playing loud music, screaming at the camera, or throwing shit around. Just because its not technically "illegal" doesn't mean its not pissing off your neighbors. The houses on his block, with his being the exception, are all between 600k to almost a million. They're not going to look kindly on anything that can bring down property values, and some screaming maniac dressed like a pink power ranger running around with a chainsaw chopping shit down isn't exactly good for anyone.

If you look at the neighbors home's, they have pristine lawns with expensive landscaping. There's not one thing out of place. When you look at Onion's video's - he has patches of muddy lawn, grass is missing in spots, there's children's toys all over the front and back yard and things lay scattered about. This isn't a huge deal and it's easily fixable, but having lived in area's like that, the neighbors don't take kindly to it.

He also has a tendency to complain about them on social media. If he thinks his neighbors don't know what he does for a living or are unaware of his social media presence, he's sadly mistaken. It just adds fuel to the fire and makes them hate him even more, no wonder they're all calling up and reporting him.

And if you are going to be doing illegal shit, then pissing off your neighbors is a way to compound your dumbness and make sure they go out of their way to help enforce anything you're violating.

You see the thing labeled "Future CIMT"? There will be an created land to place cranes for off loading cargo to trains. It will be very big complex.

The big brown square it is attached to? That is a man-made island which will be made into wetlands and restore to pristine environment. The ports are doing this because it is cheaper to build island many times too big and turn it into protected wetlands than it is to get permits just to build to the needed size. All that reclaimed land is to stay in good faith with the environmental regulations. A significant portion of the cost of this project is to protect and improve the environment.

This is multi-billion dollar, international company and they know not to fuck with federal and state EPA, BLM, etc.

Purchased on September 25, 2015 for $629,950 USD

Again, he went through the VA for a loan, total amount of loan was $435,324 USD (he put 195k as a down payment) 30 year fixed apr.

Sq. Ft under air - 5,599 (including the detached garage with the studio apartment on top)

Lot size is 1.24 acres

He had people renting the home out, then purchased his current home on March 22nd, 2018. He kept the McMansion listed. I don't know if the people living there are the ones putting the offer down, but he originally listed it at $799,950 on 6/7/2018. Current list price is $749,950, most likely because he wasn't getting any offers when he had it listed at almost 800k.

On 9/4/2018 it changed from "for sale" to "Pending". All this really means is that a potential buyer made a formal written offer on the property and submitted it. It states the price was $749,950 however this will most likely change to the true amount if the sale goes through. I doubt he was offered list price (unless there were other offers on the home) but we won't know until the sale goes through.

Usually "pending sale" is different from "offer pending" so basically all that's been done so far is the buyer made onion a formal written offer, but nothing else has been done yet. He could always reject the offer, but he'd be stupid to if offered listing price or close to it. I'll keep an eye on it and let you know if it changes to "under contract" (meaning onion accepted the offer & has signed a contract with the buyer). Then the buyer will go to escrow, get the loan for the mortgage, get the house inspected and appraised and then close. There's a lot that can go wrong (loan not going through, issues with inspection, escrow, etc) so we'll see what happens.

Taxes on this home are around 7k a year, by the way.


Current Home

His new home, the one on the lake is 5001 fern lane NW, gig harbor, WA, 98335.

It's 1847 square feet under air. (living space)

This year Onion payed a little over $1800 in property tax on the house.

Lot size is .76 acres.

He bought it for 490k, listing price was $499,950. They closed on the home on March 22nd, 2018.

They put down less than 10% on the house, the mortgage amount was for $446,512 USD. (down payment of about $43,500). Like the last home, the mortgage had a fixed APR, loan was from the VA.

Remember, if all goes well on the McMansion and the sale goes through, he still has to satisfy the loan, pay the realtor and other expenses. I've never worked in estate law in WA state, so I don't know if the buyer or the seller is responsible for the closing costs.

Edit: I completely missed on your image where it says "the seller has accepted the offer, and this sale is either pending or under contract". So technically, pending sale and under contract are two different things. If he accepted the offer, next will be "under contract". This means that buyer and seller have signed a contract, but the contract is contingent on certain things (inspection results, appraisal, financing). After that, the buyer will put money into escrow so that property taxes and insurance premiums can be paid out monthly from that. Then they secure financing from a lender for the mortgage, the home gets inspected and appraised and then they close.

He's got a ways to go yet, we'll see if everything pans out for Onion.

Yep, and he took a video for his Patreon of him cutting shit down. In one of the nine emails he sent the state biologist assigned to his case, he sent two photos. They haven't been uploaded to the file yet, but Im hoping he's dumb enough to send them the "before" and "after" to so they know all the FAX and that they were just dumb ol' weeds.

He's already evaded questions and made life more difficult for himself. They asked if they could come on the property, but because of easements, they were just asking to be nice. If they're working in an official capacity for the town/state they can enter on the property to do their job.

I bet this will end up like the IRS debacle, where he takes a video to prove them wrong and that ends up sinking him. He's done everything wrong so far, he started working without permits, then when he was informed by the state that he needed permits - he disregarded them and continued working. Then instead of properly disposing of the shit he chopped down, he shoved it into the lake and burned the rest so he wouldn't get caught hauling it away in a truck. His neighbors then filed a complaint about that. He put soil down to try to cover any evidence of his wrong doing, basically admitting he knew what he did was wrong.

If there was ever someone who could completely do the opposite of what they're supposed to, its him. In trying to cover his tracks he broke more regulations and screwed himself further. It's incredible how stupid he is.

So looking through the "Deed of Trust" that both him and Plainey signed, I found a preservation of property clause.

Best part? On the last image, it very clearly states: "Borrower shall be in default if any action or proceeding, whether civil or criminal, is begun that, in Lenders Judgement, could result of forfeiture of the property or other material impairment of Lender's interest in the Property or rights under this Security Instrument."

@Jet Fuel Johnny You mentioned this prior, that he could lose the property if the state wants to fuck him bad enough. With your experience regarding the state of Washington and EPA, BLM and other environmental state and federal agencies, you've been really helpful. I figured you'd want to see these documents.

Black is his property boundaries, the rest is self explanatory. It looks like he took the trees from the middle of his back yard too. Look at the video (page 300 or 301 in this thread) and you can see a lot of things missing. This satellite image was taken in 2018 prior to him working.
 
Wow, I hadn't checked this thread in a couple of weeks since his channels are dying a justly painful death no matter how many times he tries to resuscitate it. Imagine my surprise to see the Onion boy has quadrupled down on stupid and now has multiple local, state, and federal agencies looking into him. The schadenfreude is probably overflowing at this point. And @Jet Fuel Johnny , your information about dealing with this earlier and your VERY colorful descriptions has made my night.

You can see in the first two the pond is barely visible thru the shrubs, trees, etc. In the last two there's a clearing all the way to the pond that wasn't there before. As well as all of the stumps being removed.

Onion boy is truly fucked.

I saw the PVC pipe. When I was designing my property, I laid down that kind of pipe with aeration holes in it in order to drain water from the field down to the pond I built. If he's got a field of those underneath the ground and drove a fucking cat on it...

I've got a feeling that he's about to go into DFE mode.

This may be a stupid question, but DFE mode? And would him driving the bobcat/tractor on that land damage the PVC pipe or contaminate the soil from leaking fluids all over the place?

This was a bigger project than he makes it to be. His neighbor came over towards the end of July and saw him doing work, and it was reported in August. On the 15th is when the state got wind of it and started looking into it, but I think a safe estimate would be that it took about a month to complete everything he did.

I know they mentioned violation of "Title 18 E" in (at the very least) one of the reports. Looking that up on the Pierce County Code Enforcement website, it tells you that he's on what they consider "critical land" and 18E deals with erosion hazards. He screwed with alot of things he shouldn't have, and in order to get permits they send a bunch of environmentalists out to the site to assess what can and can't be done.

Since he's in the Seattle area, which has a long established problem with mudslides (every couple years Renton and the like suffer mudslides that fucking kill people ad destroy millions or even tens of millions of dollars of property. From the pics, he lives on a hill, and when it comes to property at the top or at the top 1/3 slope, especially with a pond on it, the city will be keeping a close eye on this.
