First of all, that's not true. Ever since 2008, most of what gets built in high-growth areas is tiny "starter homes" with zero yards. The prices are still high though because you can't build your way out of an infinite sea of immigrants.
Secondly, if you deport millions of people, you'll have an enormous number of those homes on the market.
I've heard quite the opposite. A lot of construction explicitly for the investment market. This also doesn't correlate with California's problems where even a tiny starter home is
priced out of starter price ranges thanks to state regs. Cali's infamous for crippling environmental restrictions that make slapping down a house at all a million dollar sell. That's no starter home no matter how tiny it is, and no amount of deported illegals will change that it taking $750K to build bumpkus means that bumpkus has got to retail for the mil that a starter family doesn't have.
It doesn't get better on the East Coast either, NYC got dubiously famous for apartment landlords having "surprisingly predictable accidents," just so that they could get rid of rent controlled apartments and build non-rent controlled condos instead. Again, regulation kills the market and forces speculative properties into demand.
Finally, I've noticed this with housing projects here as well... they tend not to be Mr. and Mrs. Smith have land and want to build a home. It's big corporation coming in, buying acreage, and putting down an entire housing complex with rentals, not owners. Again, this is evidence that Mr. and Mrs. Smith have been completely priced out of the construction market, which means no, there are no starter homes being built. There's a grab bag of old starter homes with problems and new developments catering to overwhelmingly rich or corporate buyers.
99% of HOAs are uneventful and useful.
The fact the unzoned land my house is on is priceless says otherwise. The only thing I can't do with it is put a trailer home down.
Nearly all of the HOA-hate you see online is from "New Americans" mad that they can't have 10 cars parked on a driveway meant for two (cause they need them for the countless adults they have crammed in there), that they can't party at 3 AM, or that they have to pick up their trash.
Never seen that. I've seen all of the HOA hate from poor saps exposed to Karens who routinely infest them as it's a place of petty power the Karen can pleasure herself with, or economists specializing in housing markets. The fact it's a lite form of the British council system just makes it infinitely worse.
In a 100% White neighborhood, HOAs are just a boring thing that maintains shared infrastructure like parks and roads.
I have heard literally the opposite. They're the worst Stepford Smilers who will actively try to ruin your stay in an area if they don't like you. They love the bughives and want to make the bughives because they all think they're the queen.
I'm very pro deportation. maybe i'm just impatient and not seeing the results in my area with the deportations. Mind you, I live in austin, tx. so idk.
From what I know of Texas, you live in the California of Texas. So the city is likely doing one or more of the things LA or NYC is doing and no one rents because no one wants to rent, and yet there still exist rentals.
