People in the Greater Toronto and vancouver areas get priced out, then it spread out into the smaller communities like a cancer and skyrockets their cost too, then eventually speads to other states/provinces until eventually the epicenter of it all has a housing price collapse because nobody can afford 1 million dollars for a 1950's 2 bedroom bungalow fixer upper. the speculators have already cashed out, the people still in it are holding the bag for a house that is rapidly falling in price and will never recoup their money from because inventory is now piling up and nobody is going to pay 1 million dollars for a 400k house anymore
