OK so first of all it's important to note that the hooktheory website made a mistake by one semitone in their transcription, this iii is actually a ii/ii:
But the fifths movement that this is a part of is actually goated because the iii after the V is a tonic substition and acts like a perfect cadence without it feeling super resolved (like in a perfect cadence), and the V/ii in the end resolves to a IV, which makes it a deceptive resolution to a secondary dominant. The IV - iv - iii chords form a chromatically descending line cliche.
Also this chord after the V chord in the chorus of the song is actually a picardy third in the relative minor (in the relative minor this chord progression can be thought of as iv - VII - I (borrowed from the major) so it's literally a backdoor progression).
Finally in the end of the chorus there's a ii-V-I, thus ending it with a perfect cadence and a final sense of resolution, telling the listener the section has concluded.
