Modern homes are built to maximize air-conditioned square footage for developer ROI, not to be lived in.They're insufficiently ventilated to be without it, unless you like mold. Even a truly quality modern build will be a hellhole with no AC because they're not designed to take advantage of convective or breeze ventilation. This is why every abandoned 20th/21st century house has mold all over it within a year even if the roof is intact. 19th century houses don't just look different and have weird build plans, verandas, transom windows, cupolas, roof vents, low sill heights, windowed attics, pier and beam/large vented crawl spaces, because of fashion. Historic/Antebellum southern homes are interesting.
The only exception to that is if you (or an architect you hired) design it properly and have it custom built.
