Every reason you described can be attributed to what I'm talking about. Cleaning up the park makes a nicer park for you to enjoy and builds you a positive rep in the community of that same park. but even this has it's own reward system. doing something nice for someone makes you feel better about yourself.
so this can be useful for people who have low self worth.
but it's also just good in general. like not being a selfish piece of shit all the time is a good thing.
