Last I heard he wasn't paying his bills and was getting kicked in June. I have no idea if the Covid thing has altered that timeline. Maybe he used his Trumpbux to get caught up on rent and bills. I'm sure he didn't spend it all on top-shelf booze and poorly-fitting lingerie, right?

Depending on his state bills were passed in some where landlords are not allowed to evict for any reason. They also did not make any provision in the bill to deal with how to get your back money. For the most part if you have a tenant that doesn't pay your screwed in ever getting that rent again. And proceedings can take forever had a tenant use false claims to health department to stay over six months rent free PAST the 3 months you have to wait to start eviction proceedings (some states are VERY pro-tenant).

Yep and as bad as it sounds. Don't rent to friends... They will not be the same people when money is involved.
 
Good landlords run a criminal background check and a financial check. Some landlords also check the applicant's social media. Asking for proof of employment and income isn't that uncommon, either. References are always good.

I mean, the internet is right there, and it's free to use! Why landlords don't make more use of it is a mystery to me. All the info you could ever want, instantly available.

James' situation is more unclear to me than a simple tenant/landlord issue because I don't think James is on the lease at all. I think those two girls are the renters. I have no idea how California handles situations like that. Probably poorly. California and Oregon have the reputation of being nightmarish when it comes to handling evictions. Pacific Heights was just a movie, but I've heard some real wowzers from people who used to own California rental property.
 
I think that girl he was mainly having issues with, Sarah, moved away. His current roommates seem more tolerant of him, like they hang out and stuff. But yeah like you guys said, I doubt he'd willingly leave anyway.

The house next to me was bought up by some Pakistani slum lord and he was too cheap to do credit or background checks. I've had to witness cops removing tenants several times. He got tired of that and turned it into Section 8 housing so the government pays the rent now. I still see cops every now and then, but now it is because there is a domestic violence situation or they are being arrested for some other reason. I actually hate the owner of the house more than I do any of the tenants I have to deal with because it's his fault I get stuck with crappy neighbors.

If they want him gone, the roomies are probably screwed, even if he isn't on the lease. I think if he's lived there more than 30 days, he is legally considered a tenant. It will be pretty hard to get rid of him if he doesn't want to go. They'll have to take him to court to get him evicted. If I were them, I'd get some Chad to move in temporarily. He couldn't handle being just another chick while some alpha male gets to play harem leader.
 
If you're ever apartment hunting, and you talk to an apartment manager who says they don't do credit and background checks, turn around and leave. Sometimes they'll charge you for the checks, which is fine, lots of places do it that way, especially high-end places. But if they don't run them at all you're dealing with one of two things: a slumlord who doesn't care who he rents to, or a landlord who has absolutely no idea what they're doing.

And really, do you want to live in a place like that? Somewhere where none of your neighbors have had their background vetted at all? I sure wouldn't.

I know it’s easy to forget with his sky-rocketing DJ career, but James did go to WeHo to be a famous actor. Obviously all that work has paid off now that he appears for a few seconds in season 2 of some streaming series on Amazon.
