Is gentrification good?

This is literally an aids or cholera question isn't it. And in this one case I'm leaning to aids. Usually results in a majority (but not completely) white population that is generally middle class and above. With that comes some good things and some bad things. Higher prices is one of the bad ones, so are is the moral deprivation that will come with the gays etc etc
