For anyone confused about banks, businesses, taxes etc , take a deep breath
Getting your house listed as a business is easy. Homes I've owned/own are the "Corp HQ" over the years for one or more LLC/INC companies. With proper paperwork all you get is a percentage deducted of the portion of house used for business reasons etc.
Not withstanding, the homes and area are zoned R E S I D E N T I A L and banks don't give a shit. Banks also don't like being landlords, they dump within 12 months typically for the most they can get to recoup the debt. Longest I saw was 2 years at $106K in GA and the walls were covered in urine.
If there's a reverse mortgage or lien etc or new mortgage on 14BC and Chris defaults, it would take 3-6 months in VA of missed payment before foreclosure process begins.
He'd eek about 2-3 years thinking he won but the silence of mail being delivered saying "call us we can help " will beat deafening.
