Now they’re finally selling the house this month. They’re getting around $500k for it, and when I talked to my dad today, he said he never agreed to pay back the debt I took on fixing his house.
File a lein on the house for the amount of the materials (backed up by receipts). Let them find out and explode lol.

I see a lot of big Texan cities on that list. Now, if you know anything about big Texan cities, they're filled with ghettos. I need to see what's for sale before I decide if they're actually going to drop housing prices in nice neighborhoods. Wealthier people tend to leave the Texan city centers to live in the suburbs. This just signals to me that the third worlders aren't moving in at the same rate they used to. I wonder what fraction of these homes are rental properties in the ghettos.

Otherwise, Miami is the #1 worst city to sell a home. This is amusing.

Whats the deal with Texas being so cheap? Houston is the 4th largest city in the USA and you can find this shit constantly. Zillow is just littered with recent builds (2010+) for like 200-250k.

Bad location. Look at how far that particular house is from the city center. It's not even within the 610 ring and only barely inside of the 8 ring. It's also on the shit side of the city where the beaners and nigs live.

All that said, non-shit locations in Houston regularly sell for $500k within the 610 ring in places not infested with diversity. The western suburbs/satellite cities also exist, as they do in your other major Texan cities. The jeet-infested cities of Texas are usually satellite cities are the actual city cores themselves.

Also, look at the square footage of the lot.
0.118 of an acre.
The house alone is nearly a third of the property, probably a zero lot line development. Probably a lot of rentals for income.
You can live in a neighborhood that's a little questionable if you have enough distance between houses, but that house looks five feet away from the neighbors on each side.
 
Because I already have the certifications, I sometimes moonlight as a home inspector. For new home buyers or people who got houses built, Oh my. God. I don't know what type of Mexicans they're getting to build these these days. But seriously.
I have not seen Moy. I'm out of blue tape I've had to use. When my report is 6 pages long. You know there's an issue.
Also, the amount of people who try to hide broken water heaters is amazing. New water heater system is about 20 grand.
 
You gotta have a certification as a home inspector. Every state is different. Just check your local laws. And you have to go through a licensing exam. My company paid for it that I used to work at.
Then how do you find clients or a company that does part-time inspection gigs?

I have 2 developments that have been built in my area by toll brothers and Lennar for the last 7 years. I went to there Staged office in 2022 to ask about pricing, back then 555 thousand on a 2 story 3 bed 2 bath shit box built buy illegal immigrants blasting there Fiesta music as they framed. Went back to the same office last week asked for a price quote on a prefabbed Mexican shit box its down to 440k dollars.

Granted I have a unique View living where I live my hole life watching these poor spas move in and in 6 months move out, or 1 in 10 of these homes with cars in the parking lights have no lights on at night. I got Thermal filter on an old Handy cam to see heat radiating off these houses in the winter at nite .... no one lives in these houses yet they keep tossing them up. . . . .

Its the Potemkin Village economy at least when it comes to new housing.

This is honestly some of the comments I get when I post about my lawsuit with Lennar Homes. However I did have this home inspected, no house that's less than 2 years old should be deemed uninhabitable from mold, and they sadly have a lot of lawsuits going on right now with their homes. Including 552 defective/moldy homes sold to the Seminole tribe in Florida. The incentives they throw in for new first time home buyers make it seem very appealing but please take my story as a warning with what some of us are now going through. Unless the builder is an actual local builder (they've been around for years, half the town has their last name, roads are named after them, they advertise in local parishes) be prepared for all sorts of fuckery. And even with a local get it inspected fifteen ways from sunday while being built.

Or buy the model home, that one usually (but not always) has some care put into it.
 
Yah some builders are JUST bad, and also worse than the bad builders, are the shit sub contractors. There was a place my friends corp got called into to redo because while shit houses (ryan) they still have some rules.

It was the boss telling the Mexicans to cut corners... these places has NO joices in the roof. NONE. Just fingers crossed and gravity will do it.

reminds me of the subdivision I heard about where only the last house on each block had rebar in the poured-concrete foundation; after pre-pour inspection they'd have the beaners pick it up and put it in the next one, save some money!

Horrible. While what I posted is an extreme case. I think "house finishers or fixers" will become a thing. Just half ass it let the inspector flaw it then boom meet min.

Reminds me 20+ years ago, We had some neighbors really nice people. Jay was an aircraft mechanic. A4s were his thing. They moved to a retirement place, Jay was there EVERY DAY. House is bomb proof but omg he was past "do it right" he would yell at the Mexicans needs to be a T8 screw! etc etc. I mean not built right but over done. Nice guy. But sweet god, I would never even cut the dudes lawn he was so used to aircraft tight he'd be out clipping grass with nail clippers.

It can, but you have to ride the ass of the installers/connectors.

The fact the house has to be shipped puts some quality control on it, but can also make it harder to get shit fixed.
