The thing I love most about when he goes viral like this is that he gets ZERO benefits from it. No new viewers, no increased revenue, nothing. He just has to sit there and watch the entire internet laugh at him for free. Priceless.

Isn't Kat on the condo? Like I just always assumed he put her on the deed and she'd get it when he passed.
Either way it's probate to her if there wasn't a TOD set up (if she isn't on the deed I would wager he didn't set up one either since it costs a non-zero amount of dollars)
I don't know if Seattle has dower rights or whatever it's called where the widow has a claim of possession automatically.
Has anyone checked his county auditor (assuming WA does it the same way) to see if she's on the deed or mortgage?
Edit: a quick review of King County shows that she is not on the deed. Neither was Leanna, which makes sense. But despite being married Kat has no interest in his property. Seems weird to leave your wife off it, but since it's not marital property if they get divorced, w/e (this still assumes the state doesn't automatically consider dower rights).
