Recent sales in his complex have been in the $550-650k range, which is good for what he paid sure. But in every case, they have done serious renovations to the interior. The one at the top end basically redid the whole kitchen, both bathrooms, and have a corner unit with an actual yard and not a concrete patio with an ugly fence.
And even putting all that aside, the peak of pricing has already passed. A refinance or HELOC would fuck Phil anyways, because 1) he can barely afford his sub $2k mortgage now with the way he can't budget and can't save and 2) any other higher payments would require hardcore begging that we've never seen because just like with the peak of WWE Champions, he is now used to being able to drop $1k a month on bullshit on Amazon. None of which actually improves the house.
